Tenanted Shailer Park Shop Sold for 9% Yield
A retail strata shop with a long term tenant at Shailer Park south of Brisbane has been sold by Ray White Commercial Springwood for a yield of more than nine per cent.
The property at 10/46 Bryants Road, Shailer Park, was sold to a local business owner for $485,000 by Ray White Commercial Springwood’s Silvio Bevacqua.
Silvio Bevacqua said the 70 sqm shop is located in a complex of 20 tenancies with no vacancies and leased to a long term tenant in tutoring service provider Fruition Tuition.
“The current rental return is $44,350 per annum with the tenant paying all the outgoings so the sale represents a very solid net yield of 9.14 per cent to the local investor seller,” he said.
“An offering of this nature facing busy Bryants Road in this high traffic location rarely becomes available and represents a great long term investment hold for the very
satisfied buyers.
“The sale shows the growing demand from buyers currently in the south-east Queensland property investment market with the current investor demand exceeding supply in most areas.
“We do not expect this to slow down solid results any time soon and with the potential for continued lower interest rates we would expect this trend will only strengthen.”
Silvio Bevacqua said Shailer Park is ideally located in the growing Logan City Council area in the Brisbane-Gold Coast corridor.
