Spring Hill, Brisbane, Office Suites Leased

RENOVATED SPRING HILL OFFICE BUILDING
IN DEMAND

Suites
in a recently renovated 11 storey office building at inner city Spring Hill in
Brisbane have proven popular with medical and professional service tenants,
according to Ray White Commercial.

Three
offices in the building at 87 Wickham Terrace, Spring Hill, have recently been
secured for total rental of more than $200,000 per annum in deals negotiated by
John De Martini of Ray White Commercial Springwood.

John
De Martini said there were only three remaining tenancies in the building,
which is located on one of Brisbane’s most prominent streets in close proximity
to Central Railway Station and offers onsite parking and after hours security.

“This
building has been much sought after as the recent renovations to the foyer,
toilet upgrade over contiguous floors and the upgrading of the lift services
have met the expectations of high quality tenants,” he said.

“Additionally,
the secure car parks under the building have also been a draw to tenants.”

John
De Martini said two of the recently secured tenancies were on Level 9a of the
building, with the larger of the office suites taken up by business solutions
provider Payment Network International.

“PNI
has taken up a 3 x 3 year lease on a 281 sqm tenancy, while Advance Personnel
Management has secured a 160 sqm office on the same floor with a 2 x 2 year
lease,” he said.

“The
other 200 sqm tenancy on the top floor Level 11 has been secured by the Eye
Health Centre, which has moved to this prestigious location from other premises
on Wickham Terrace.

“The
Eye Health Centre has locked in a 10 year lease with a three year option.”

John
De Martini said another 246 sqm was currently available on Level 11, while
there was a 171 sqm office suite available on Level 6 and a 113 sqm tenancy on
Level 8.

“We
don’t expect these last remaining suites to be available for very long given
the demand to date,” 
he said.
